For Blair County shoppers and merchants, the future of Logan Valley Mall is about more than empty storefronts.

A possible mall sale could determine whether the Altoona-area property remains under outside ownership or gets a locally guided second act.

The Altoona-Blair County Development Corporation is helping bring together private investors interested in buying the mall from Namdar Realty Group.

The development corporation would not buy the property or join the investor group, but it could offer technical help and identify programs that support future development.

That distinction matters: local ownership remains a goal, not a completed deal.

Development corporation President Steve McKnight said discussions with Namdar have been constructive, although price remains the central obstacle.

In August, he told Logan Township supervisors that local interest existed but the asking price did not align with market conditions.

Township Manager Tim Brown described a substantial gap between a $13.8 million mall property valuation and the roughly $30 million figure he said Namdar wanted.

Those competing numbers make any purchase difficult to judge before buyers account for the building’s condition and renovation needs.

One mall employee has raised concerns about costly roof work, underscoring the financial risk facing anyone considering a purchase.

For retailers still doing business inside, uncertainty can be exhausting, even when talk of new investment offers a measure of hope.

Supporters of mall redevelopment see local ownership as a chance to rethink the site rather than simply wait for more traditional tenants.

McKnight has suggested that a future reuse plan could include a mix of uses, though no specific project has been announced.

The immediate test is whether buyers and the owner can agree on a realistic price before broader plans take shape.

For now, Blair County has interest, a potential path to local control and a stubborn question about what the mall is worth.

Until that question is settled, the property’s next chapter remains promising but uncertain.
